This policy explains what information Stone Fork Home Partners LLC ("Stone Fork," "we," or "us") collects, how we use it, and the choices you have. We keep it short and plain on purpose. If anything here is unclear, email ace@stoneforkhomepartners.com and a real person will answer.
Who we are
Stone Fork Home Partners LLC is a Texas limited liability company that buys residential real estate in the Dallas–Fort Worth area. You can reach us at ace@stoneforkhomepartners.com. We are not a real estate brokerage and we do not sell, list, or market your property on your behalf.
Information we collect
Information you give us. When you text, call, email, or fill out the form on our website, we receive what you send us: typically your name, phone number, email address, the address of a property, and anything you write in your message.
Public property records. We research houses we may want to buy using publicly available county records, such as appraisal district and county clerk filings. These records can include the owner's name, the property address, and the owner's mailing address. We may combine this with contact information from public data sources so we can reach the owner.
Website basics. Our web host records standard technical information such as IP address, browser type, and the pages visited. We do not use advertising cookies or tracking pixels.
How we use it
- To contact you about a property you own or asked us about, including making and discussing a purchase offer.
- To answer your questions and respond to your messages.
- To send transaction-related messages if we agree on a sale, such as contract, inspection, and closing updates.
- To keep our do-not-contact list accurate so we do not contact people who have asked us not to.
- To keep records that the law requires us to keep.
Text messages and your phone number
We do not sell, rent, or share your phone number or your text-messaging opt-in consent with third parties or affiliates for their marketing or promotional purposes. Ever.
Your phone number and messaging consent are used only by us, and only to communicate with you as described in this policy. Our SMS terms explain what kinds of messages we send and how to stop them.
Who we share information with
We share information only with the service providers we need to run the business, and only for that purpose. These include the platforms that send and receive our text messages and emails, the customer-relationship software that stores our conversations, our web and email hosting providers, and, if a sale goes forward, the title company and any lender or funding partner involved in closing. These providers are not allowed to use your information for their own purposes.
We may also disclose information if the law requires it, such as in response to a subpoena or court order, or to protect our legal rights.
We do not sell personal information.
Mobile information will not be shared with third parties or affiliates for marketing or promotional purposes. Text-message opt-in data and consent are never sold, rented, or shared with anyone for any purpose other than sending you our text messages.
How long we keep it
We keep records of our communications for five years, because telemarketing and consumer-protection laws require us to show what we sent, to whom, and when. If you ask us not to contact you, we keep your name and phone number on our do-not-contact list permanently so that we honor your request.
Your choices
- Stop text messages. Reply STOP to any message, or simply reply and tell us in your own words. We honor both.
- Stop all contact. Reply to any message or email us and say so. We will stop contacting you across every channel within one business day.
- See or correct your information. Email us and we will tell you what we have and fix anything that's wrong.
- Delete your information. Email us and we will delete it, except for the minimum needed to keep you on our do-not-contact list and any records the law requires us to keep.
Security
We use reputable, password-protected services with two-factor authentication to store information, and we limit access to the people who need it. No method of storage is perfectly secure, but we take reasonable steps to protect what you share with us.
Children
Our website and messages are for adults who own or manage real estate. We do not knowingly collect information from anyone under 18.
Changes to this policy
If we change this policy, we will post the new version here with a new effective date.
